The Real Estate Boom created a glut of landlords and rental property owners. A lot of those properties are now changing hands and new landlords are buying them and recording them in their own names. A good Utah Real Estate Attorney will tell you this is a mistake. You need a Utah LLC, Limited Liability Company, to keep the property from becoming a drain on your resources rather than a boon to them. If the home is recorded in an LLC, any damages caused to people who trip and fall there, or happen to get injured there, or happen to rent there and have something happen, are limited to the value in the house itself-NOT the one you live in too.
